Time of Sale inspection

A Time of Sale (TOS) inspection—sometimes called a Point of Sale (POS) evaluation—is a legally mandated check of a property's private water supply or wastewater treatment system. These evaluations must be performed by a county-certified inspector before a real estate property transfer or home sale can close.

Advanced Well and Septic Inspections is fully certified and approved to perform these mandatory evaluations for the following local health departments and municipalities:

  • Washtenaw County: Mandated by the Environmental Health Division for all residential properties with an on-site well or septic system. Authorized approvals are valid for exactly one year.

  • Wayne County: Required for properties utilizing private on-site sewage disposal systems to ensure environmental and safety compliance before closing. Wayne County requires a point-of-sale inspection and requires the septic tank to be serviced at the time of the inspection.

  • Commerce Township: Mandated by local municipal ordinances for all residential septic systems prior to a property transfer or sale.

  • Ingham County: Mandated by the Ingham County Environmental Health Department. Requires full well and septic inspections prior to title transfer, including mandatory testing for coliform bacteria, nitrates, and arsenic

  • West Bloomfield Township: Required by local municipal guidelines to evaluate and verify septic system integrity before a real estate transaction is completed.

Commerce Township Inspector

Commerce Township requires a Time of Sale Septic Inspection before the transfer of any property served by a private septic system. The inspection must be completed by a registered Commerce Township septic evaluator, and the completed inspection form must be submitted to the Township as part of the property transfer process.

The required inspection report is limited to the items specified by the ordinance and is not intended to provide a comprehensive evaluation of the septic system's overall condition, maintenance history, or potential future concerns.

Wayne County requires a point-of-sale inspection and requires the septic tank to be serviced at the time of the inspection.
